Everything's in the portal.

Pay rent, ask for a repair, find your lease. If it's urgent, call. If it's after hours and there's water, call anyway.

What you can do

Your lease, notices and receipts are in the portal too. Anything else? Send us a message or call the office at (347) 974-9424.

Is it an emergency?

  • Call us any hour: no heat in season, no hot water, water coming through a ceiling or wall, no power to the apartment, a lockout, a broken front door lock.
  • Call 911 first: gas smell, fire, smoke, sparking outlets, anyone hurt.
  • Use the portal: everything else, like a dripping faucet, a slow drain, an appliance acting up or a sticky window.

A request we can fix in one visit

  • Which room, and exactly where (“under the kitchen sink, left side”)
  • A photo or a short video
  • When it started, and whether it's getting worse
  • Whether we can come in if you're not home, and any pets we should know about
No heat or hot water?

Heat season runs October 1 to May 31. From 6am to 10pm, if it's below 55°F outside, your apartment should be at least 68°F. From 10pm to 6am, at least 62°F. Hot water should be at least 120°F all year. Call us first, it's the fastest fix. If it isn't fixed, you can also file a complaint with the city by calling 311 (rules from NYC HPD).
